Is the Zestimate Your Home's Actual Value? No — It's an Algorithm's Guess, and the Gap Can Be Thousands
Automated home value estimates — Zillow's Zestimate being the most famous — are a starting point, not an answer. Even the companies behind them say so.
Here's how they work: an algorithm crunches public records, tax data, past sale prices, and listing information to estimate what your home might be worth. For a cookie-cutter home in a neighborhood full of recent, similar sales, it can land reasonably close. But these tools have real limitations, by their makers' own published accuracy data — and the errors are largest exactly when accuracy matters most.
What the algorithm can't see:
- Your renovated kitchen — or your original 1987 one
- The condition of your roof, mechanicals, and basement
- That your finished square footage differs from the county's records (this happens constantly — I find discrepancies all the time)
- Lot quality: the ravine view vs. the retention pond vs. backing to a highway
- Anything about the interior at all, really
Where estimates go most wrong: unique homes, rural properties and acreage, homes that haven't sold in decades, and areas with few recent comparable sales. I recently worked a property where the county's own square footage was off because of an unconditioned addition — no algorithm catches that. A person walking the property does.
When automated estimates are useful: watching general trends over time, and ballparking neighborhoods when you're early in the process. Legitimate uses! Just not pricing decisions.
