How Long Does It Take to Buy a House? Typically 2–4 Months From Serious Search to Keys
The honest answer: from the day you get pre-approved to the day you get keys, most of my buyers land somewhere between two and four months. But the range is wide, and knowing what drives it helps you plan.
Here's the typical timeline, broken down:
Pre-approval: a few days. Gathering documents and getting your letter usually takes less than a week.
The search: 2 weeks to several months. This is the wildcard. Some buyers find the right home on the first weekend; others search for months. It depends on your criteria, your price range, what's on the market, and how competitive your segment is. Flexible buyers move faster. Buyers with very specific needs (acreage, a particular school district, a first-floor primary suite) should budget more time.
Under contract to closing: typically 30–45 days. Once your offer is accepted, the machine starts: inspection (usually within the first week or two), appraisal, loan underwriting, title work, and final walkthrough. Financed purchases usually close in 30 to 45 days; cash can close faster.
What speeds things up: pre-approval done early, quick decision-making, responsive communication, and an agent who preps you for each step before it happens.
What slows things down: starting the lender conversation late, inspection negotiations, appraisal issues, and buyer-side changes (new debts, job changes) during underwriting.
My advice: if you want to be in a home by a certain date — a lease ending, a job starting — work backward at least four months, and give yourself more runway if your criteria are specific.
